TI Communities is seeking a Bookkeeper to assist with the financial operations of our market rate housing community with a total of 614 units in Justice, IL

RESPONSIBILITIES:

• Process vendor invoices for payment.
• Set up and maintain all vendors in invoicing system.
• Collect cash receipts (checks/money orders) and maintain accurate up-to-date cash receipts postings.
• Process move-in/out information through the accounting system.
• Assure accurate tenant billing including processing of recurrent and non-recurrent charges.
• Review and confirm accuracy of accounts receivable (AR) monthly reports including detailed tenant histories, security listings, tenant charge listings, and rental rolls.
• Maintain accounts payable (AP) and forward all properly coded invoices on a timely basis to the Community Manager for final review.
• Maintain accurate tenant arrears records and pursue collections.
• Administer the site’s rent stabilization program.
• Process and submit monthly HAP voucher for Section 8 programs, if applicable, including monthly interim recertification’s and gross rent changes.
• Establish and maintain a good working relationship with appropriate bond contract administrator and maintain appropriate forms and certifications for the bond program.

YOUR CONTRIBUTIONS:

• Completes the daily transactions and tasks related to the financial operation of the community by collecting and posting rent, fees, and other payments, preparing daily bank deposits and reconciling bank accounts, preparing financial reports, and processing invoices and payables.
• Review resident files and accounting records to determine unpaid and/or late fees owed, communicates with residents regarding outstanding balances, implements procedures for collecting on delinquencies, and enforces the lease to maximize revenue.
• Reviews and submits invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, obtaining Community Directory approval, coding charges to appropriate charge of account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed.
• Assists Community Director in preparation of monthly financial accounting reports and explanation of budget variances.
• Other duties as assigned.

Experience:

• Multi-family experience overseeing and managing the financial and operational facets of the community by completing accounting and bookkeeping tasks.
• Experience preparing monthly close-out and financial reports, processing invoices for payment, collecting rent, fees, and other payments, completing bank deposits, dispositions, and account reconciliations.
• Experience with Entrata software a plus but not required
